We spend a lot of time getting to know each client's business. This often requires reading through business plans, assessing funding issues, addressing operational concerns or looking at a client's employee base—whatever it takes to gain the knowledge necessary to provide better results for them during representation.

In order to find the best location for your needs, we provide the following services:
  • Space Planning/Utilization. Our goal is to accurately define your current and future space needs. Before devising a space utilization plan, we conduct a review of your existing lease or ownership status. We identify your critical dates, making sure that you are aware of existing options, notice provisions and obligations. We then ask you a series of important questions and collect any necessary data so we can define your space utilization needs and begin a comprehensive analysis. We analyze your employee makeup and interaction needs and identify furniture/work area requirements. As part of this, we often conduct an employee commute analysis to determine a location that will reduce drive times. Once we define our short list of locations, we will then work with either the landlord's architect or yours to develop a "fit plan" for the proposed locations. Finally, we formulate economic benchmarks for space planning, comparing future relocation, lease renewal and acquisition terms. Our objective is to present a selection of the most beneficial options for our clients.

  • Market Review and Evaluation. MMRE will provide you a list of properties that closely meet your needs and objectives, detailing the pros and cons of each. Important factors are researched and analyzed, including vacancy rates, supply/demand, new construction, recent sales, geographic considerations (traffic/neighborhood), etc. We then conduct site visits to inspect the properties/facilities we've identified, allowing us to weed out the good from the bad. We then compile a shorter "must see" list for our client's review.

    • Request For Proposal. We will prepare a Request For Proposal to our short list of candidates detailing the desired deal points. By using this formal procurement process, and distributing it to many candidates, we are able to find better rates and terms.

  • Financial Analysis. Once proposals are received, our number crunchers get busy, comparing the costs associated with each option over the life of the lease or acquisition. We analyze monthly/annual expenses, rent escalations, operating expenses, real estate taxes and more. We then calculate the present value of each option, and also provide our client with a "lease versus own" comparison. We summarize all of our findings, so our clients can see how each property/facility meets their needs—economic and otherwise.

  • Sale/Lease Negotiation. Leveraging its extensive experience, MMRE conducts face-to-face negotiations and prepares written letters of intent in order to get the best deal, with the best terms, on the best property/facility available to meet our clients' needs.

  • Contracts/Lease Preparation. Finally, we work with your attorney by providing old-fashioned common sense and functional business points to improve the quality of your purchase agreement or lease.
